Value engineering is often the most beneficial during the concept stage of design. Usually there is the most flexibility with the architectural requirements early in a project so cost saving changes can be easily incorporated. Minor adjustments of walls and posts can provide significant cost savings.
At later stages, the value engineering approach is slightly different. The architectural requirements are often fixed by the Planning Department and cost savings are best found in the materials and/or installation process. For example, changing the direction of floor framing might make installation of the plumbing system less expensive.
